Re-roofing

Roof replacement in Roanoke

Most shingle roofs in the Valley last 20 to 30 years. Curling or missing shingles, granules in the gutters, daylight in the attic or stains on a ceiling are the signs.

If repairs would cost about half of a new roof, replace it. We will tell you which side of that line yours is on, with photos.

  • Tear-off down to the deck, every time

  • A price per bad sheet of decking, written before we start

  • The permit, the dumpster and the cleanup, all ours

What goes on

What we install, and how long it lasts

Lifespans are ranges. Sun, shade, ventilation and the shingle line all move them.

  • Typically 25 to 30 years

    Architectural asphalt shingles

Most of our work. A laminated shingle with a ridge cap, starter strip and drip edge matched to it.

  • Typically 40 to 70 years

    Metal

Standing seam and metal shingles, quoted after a visit because profile and finish change everything.

  • Typically 20 to 30 years

    Low-slope membrane

For porch roofs, additions and other flat sections that shingles can't shed water from.

The job

A replacement, day by day

  1. 01

Step 1: Before the first day

Permit pulled, material ordered and delivered, and a call from your crew lead about parking, pets and the plants beside the house.

  2. 02

Step 2: Day one: tear-off and deck

Old roofing comes off and the deck is checked. Bad sheets are replaced at the per-sheet price on your estimate. Anything open is dried in before the crew leaves.

  3. 03

Step 3: Day two: underlayment and shingles

Underlayment, ice barrier where it goes, drip edge, starter and field shingles.

  4. 04

Step 4: Day three: flashing, ridge and cleanup

Flashing and vents, ridge caps, then a magnet sweep of the yard and driveway and a walk-through with you.

The calendar

The roofing year in the Valley

  • Spring

Snowmelt and spring rain show where a roof leaks. The schedule fills in April.

  • Summer

Dry spells are good roofing weather. Afternoon storms can move a start day.

  • Fall

Our busiest season. Book early, and clear the gutters of leaves before we arrive.

  • Winter

Shingles don't seal well below about 40 degrees. We tarp and repair in the cold and schedule replacements for milder days.

Questions

About replacing a roof

Can you put a new roof over the old one?

Sometimes, but most roofers advise against it. Code bars it when there are two or more layers or when the old roof is wet. We tear off to the deck so we can see it.

What if it rains during the job?

We tear off only what we can dry in that day and cover anything open. If rain is coming, the crew lead moves the day and calls you.

Why does a credentialed contractor matter?

Only contractors the shingle maker has approved can register its system warranties. Our tier names are on the warranty page.

Do I need new gutters with a new roof?

Not always. They are often replaced if they are damaged, sagging or too small. We look at them at the visit.

What should I do before the crew arrives?

Move cars out of the drive, take fragile things off walls, cover what is in the attic and keep children and pets away. Your crew lead calls with the details.

Want to know what yours involves?

Ask for a visit and we will walk the roof with you.
