Questions

What people ask before they hire a roofer

How long does a roof last?

Architectural asphalt shingles typically last 25 to 30 years, metal 40 to 70, and flat membranes about 20 to 30. In the Valley, shade and humidity can shorten that.

How much does a new roof cost?

It depends on the squares, pitch, material, layers and deck. The estimate page lists the fifteen things that move it.

How long does a replacement take?

Most houses take one to three days. Larger, steeper or metal roofs take longer, and winter can double it.

Do I need a permit?

Almost always for a full replacement. We pull it, and the fee is a line on your estimate.

What are the signs I need a new roof?

Age near the end of its range, curling or missing shingles, granules in the gutters, a sagging deck, stains or daylight in the attic, damaged flashing or moss.

What warranty do I get?

Two parts: the manufacturer's material warranty and a workmanship warranty from us or the manufacturer. See the warranty page for the layers.

What does lifetime mean?

For many shingle makers, as long as the original owner owns a single-family house, for manufacturing defects only, and usually reduced after an initial period.

Do you require a deposit, and do you offer financing?

Deposit and any financing terms are written on your estimate before you sign. If financing is offered, the lender, rate and term are shown beside it.

Can you put a new roof over the old one?

Sometimes, but we tear off to the deck so we can see it. Code bars a second layer in some cases.

What if it rains during the job?

We tear off only what we can dry in that day and cover anything open.

Why does a credentialed contractor matter?

Only contractors a shingle maker has approved can register its system warranties.

What do I do before the crew arrives?

Move cars, take fragile things off walls, cover what is in the attic and keep children and pets away.

Insurance and storms

If a storm did it

You decide whether to file. You deal with your insurer. We inspect, photograph and write an itemized estimate you can share with them, and if you ask, we will meet your adjuster at the house.

Can you cover my deductible?

No. The deductible is yours to pay, and no roofer may offer to waive or absorb it.

Do you act as a public adjuster?

No. We document damage; we don't negotiate your claim.

What should I do right after storm damage?

Photograph it, make only temporary repairs such as a tarp, and tell your insurer. Then ask for a roof inspection.

How do I spot a storm chaser?

Check the license, a local address and insurance. Never sign over your claim rights, and be wary of any offer of a free roof.
