Repairs

Roof repair and leaks in Roanoke

Water shows up on a ceiling far from where it gets in. We start at the stain, follow it up through the attic and go out onto the roof to find the real opening.

Most leaks are small things: a cracked boot, a lifted flashing, a nail that backed out. We fix what is wrong and say so when the roof is past fixing.

Where it leaks

The usual suspects

  • Flashing

Metal at walls, chimneys and skylights that has lifted, rusted or lost its seal.

  • Vent boots

The rubber collar around a plumbing vent cracks in the sun long before the shingles wear out.

  • Valleys

Where two slopes meet, water runs fast and every flaw shows.

  • Chimneys

Counterflashing, cap and masonry joints. Masonry repair is quoted separately.

  • Nail pops

A nail that backs out lifts a shingle and opens a path for water.

  • Missing or lifted shingles

Wind and age loosen the seal strip. One damaged shingle can be replaced without touching the rest.

How we decide

Repair or replace

A rule of thumb many roofers use: if the repairs would cost half of a new roof or more, put the money toward the new roof.

  • 01

    Repair

One cause, a roof with years left, and a deck that is dry and sound.

  • 02

    Repair now, replace soon

A roof near the end of its life with one urgent problem. We stop the leak and tell you how long to plan.

  • 03

    Replace

Widespread curling or granule loss, soft decking or repeated leaks in different places.

Questions

About leaks and repairs

Is the leak coming from the roof?

Often, but not always. Window frames, condensation in the attic and plumbing can look the same on a ceiling. We check the attic first.

What are the signs I need a new roof?

A roof near the end of its age, curling or missing shingles, granules in the gutters, a sagging deck, daylight or stains in the attic, damaged flashing or moss.

Can a leak wait?

A small one for a few days, with a bucket and a call to us. A growing stain or water coming through a light fixture should not wait.

Is moss or black streaking a problem?

Streaks are mostly algae and cosmetic. Moss lifts shingle edges. Clean gently and never with a pressure washer.

Will you look at the attic?

Yes. A proper inspection includes the underside of the deck, the insulation and the airflow.

Got a stain on the ceiling?

Call, or send the form. We will say how soon someone can look.
